A typical commercial center ranges from 10 to 15 acres with Albertson’s, a major drug store like Longs or Payless, retail shops and 2 to 3 pads which are typically used for drive-through or dine-in restaurants.  Civil improvements include street, sewer, water, grading and drainage, paving, utility design and horizontal control. Often it will include traffic signal installation or modification. Sites that are located on state highways require Caltrans approval with signing and striping plans.


Albertson’s asks us to get involved during the planning and entitlement process, to work with architects and local agencies as well as their corporate offices to assist in designing an efficient and successful project. This includes preparation of preliminary site evaluation reports, cost estimates, obtaining site and environmental  clearances, preparing traffic studies, and ALTA surveys. We also work with utility companies (gas, power, telephone) to provide service extensions if necessary and power pole removal and/or relocations.
